    Typically, I refrain from posting negative reviews on companies, but I felt compelled after working with All County Polk for over a year. During that time I became more and more disheartened by their fees and responses when questioned about them. So below is my advice. As a property owner looking for a property management company, if you are considering working with All County Polk please do so with your eyes open. Make sure you review the following: 1. Limits on repairs, because 9 times out of 10 your charges are just going to happen to come in $5 or so dollars below the limit. And the majority of the time it is with the owner's sister company ValuePro. As a side note, they did breach our contract by going over the limit without prior authorization again directing ValuePro to do "repairs." 2. Cancellation fees. They actually claim that a duplex is two properties although it is listed as one property on the contract and with the property appraisers. Also refuse to accept their first year cancellation fee. 3. Watch out for repair fees when they are over the agreed to amount. I had an air conditioner go out. They had their partner (name withheld) come out and do work. All County Polk proposed I do it through their preferred partner who wanted to charge $4200 for the replacement. I made one call to a quality vendor, Creel Air Conditioning, and got it done for $1200 LESS. Makes you wonder where that $1200 was going. 4. Releasing fees when they don't do anything, but resign the tenant already in place. In my case, this was especially egregious considering I purchased the property with the tenants in place. This was just another fee they could charge so they did. Now, I am sure they will comment about the great job they did managing the property and collecting rents. I will give them credit for that, they did collect the rents and thankfully so considering the exorbitant fees they and their sister company ValuePro charged for lease renewals and to fix simple things. So if you decide you are looking for a property management company and are considering All County Polk my advice is: 1. make sure you negotiate to remove these bogus fees, refuse to use their preferred partners like ValuePro and watch and question them on all charges. or 2. look for a different provider who will be more willing to partner with you in shared success versus profiting off your investment.
